What are the orange stains on my driveway, and will they come back?
Most are rust from irrigation water: sprinklers fed by a well with iron in it leave orange streaks, and the streaks return unless the heads are aimed off the concrete.
Across Pasco and Hernando, and in plenty of Pinellas yards, sprinklers run on well water. The iron in it stains whatever it lands on, which is why the orange shows up in arcs along the edge of the driveway and up the side of the house. Those stains are treated before any resurfacing. Afterward, turning the heads toward the lawn and away from the slab keeps the new surface clean.
Treat, then cover
Stains are cleaned and neutralized so they do not bleed up through the new surface.
Aim the heads
Adjusting the sprinkler heads after the job keeps the new finish free of the same streaks.
Reclaimed water
Reclaimed irrigation water can leave marks over time too. A sealed surface rinses off more easily.
Can an old or cracked driveway be resurfaced instead of replaced?
Often, when the slab is still solid and level; sections that are broken loose or heaved by roots need repair or replacement first.
Many homes in Largo, Seminole, New Port Richey and Holiday have driveways that have been there for decades. Surface wear, hairline cracks and old patches are exactly what resurfacing is for. An edge lifted by a tree root or a section that sank where the ground settled is a different story: the new surface follows whatever the slab does, so the slab has to be made sound and level before anything goes on top.
Good candidates
Faded, stained, pitted or patched slabs that are still in one piece and level.
Fix first
Root-lifted edges, sunken sections and cracks wide enough to catch a toe.
Not a fit
A driveway breaking up across its whole width is a replacement job, and you will be told so plainly.
What finishes can go on a driveway or patio?
Anything from a clean plain gray to stone, tile or brick patterns, in colors picked to stay cooler in the sun and hide everyday dirt.
A resurfacing overlay can be smooth, broom-textured or stamped with a pattern, then colored and sealed. On driveways, grip and stain resistance count most. On patios and walkways, looks and comfort underfoot usually lead. Close to the water, a sealer that holds up to salt air and strong sun is part of the system.

Resurfacing questions
How long before I can drive on a resurfaced driveway?
Foot traffic comes first and cars later, and both depend on the product and the weather. Ask for the timeline with your quote so you can plan where to park.
Will the cracks come back through the new surface?
Cracks that move with the ground can show through again over time. Repairing them properly and keeping the control joints in place gives the new surface its best chance.
Can the walkway match the driveway?
Yes. They are usually done together in the same color and pattern, so the front of the house reads as one piece.
Is a resurfaced driveway slippery when it rains?
It does not have to be. Driveways and pool areas get a texture and, where needed, a grit in the sealer for footing.
